I live in Massachusetts. I've tenants who terminated the lease 8
months early. I told them they're responsible for the rent until I can
rerent my apartment, plus the cost of tenant screening and advertising.
I started advertising the apartment right away. I finally got a new
tenant, but my apartment was vacant for 1 1/2 month. Their last month
rent covered 1 month rent. They still owed me half month rent + tenant
screening cost. I called them to let them know that I got a new tenant,
but I wasn't able to rerent the apartment in 1 month. I want them to
pay me the half month rent + tenant screening cost. I ignored my
request and do not pay. Can I go to small claim court to sue them ? How
would I do that ? How do I report the bad debt to credit bureaus ?
