HOA PROPERTY VALUES IN QUESTION !!!!!!! azotic 03-26-2006

We all know how the HOA INDUSTRY decieves homeowners by
claiming they protect property values. This is a tru story that is currently
unfolding in las vegas nevada.

HOA homeowners in the area of the newly built southcoast casino are
complaining about how thier HOA stinks. Homes in this area typicaly
sell for 350-500K. The new multi-million dollar casino has an equesrtian
and live stock arena where horse and dog shows are part of thier business
in addition thier are plans for rodeos and live stock expositions. During a
recent exposition the neighboring HOA's have discovered that animals
produce waste in the form of manure and of course there is a manure pile
located on the casino property. The casino being a good neighbor
stated it will attempt to controll this wonderfull new fragerence eminating
from its property, no doubt the casino is in complience with all laws and
regulations governing
this feature of thier resort-casino and is under no obligation to to comply
with the HOA requests since thier efforts may be limmited.

Well folks it's going to get intresting when you have manure pile sitting
around
in july and august when the outdoor temperature reaches 115.
I believe when potential home buyers viewing homes get a wiff of what
the HOA life style in this community is many will come to the conclusion
that life is better elsewhere.

The moral of the story is:

When it comes to HOA membership:

1-CCR's do not mean shit to your non HOA neighbors.
2-BYLAWS are a pile of crap.
3-HOA INDUSTRY claims aren't worth shit.
