I am attempting to understand what are my rights are in relation to a
party wall betweeen my land and a neighbor's, in particular the portion
between their house and my back yard. We live in Philadelphia, PA if
that matters. I've several questions:
1) Does the neighbor have the right to enter and use my land to work on
the wall?
2) Do they have the right to alter my land (cut down trees)?
3) Do they have the right to temporarily move something on my land to
access the party wall (a shed)?
4) Do they have the right to alter the appearance (stucco) on my side
of the wall?
If, as I suspect, the answer is that they don't have the right, what
should be by next steps to ensure that they respect my rights?
