When you start the selling process, having a source in place that can
preapprove your buyers is an
excellent strategy. This way, you know upfront if the buyer can get
qualified for the asking price of your home. Now when using this
technique, you want to be sure to have a flexible source - not just
one who can get 100% financing for the 800 score, but one who can get
100% for the upper 500 scores as well. A source that can accommodate
newly employed, self-employed, those with no rental or mortgage
history, those who do not want to pay impounds or be forced to escrow,
those who have past bankruptcy or foreclosure in their history, those
on a credit counseling program and even those who don't want to have
to pay reserves or mortgage insurance - yet still get a rate the
borrower can live with. Lastly, someone who'll give a subprime
candidate the chance to do stated doc type and benefit from a loan max
of at least $500,000 and not restrict them to only 2 or 3 hundred
thousand.
