Another agent speaks:
Open houses are lame. Statistically, only 2% of homes are sold because of
open houses.
Did you know that FSBO houses net the sellers 16% less than homes listed
with agents? Two primary reasons for that. 1. Buyers look at it as a yard
sale rather than retail. Do you pay full price for things at yard sales?
If the seller isn't paying a commission, he/she should be able to accept a
lower offer right? 2. You're paying for representation for the buyer but
not for yourself. It's funny to hear people talk about paying a co-op fee
to a buyers agent of 3% on a FSBO. That 3% goes to pay the agent of the
buyer. You are left representing yourself in a world much more complicated
that you may realize. A good buyers agent will have you contributing
closing costs for the buyer, hiring contractors to fix minor problems in
your house, Settling on their schedule, paying all the transfer taxes (it's
sales tax right?), and basically bending over for 16% less than the fool
down the road got when he listed with an agent. FSBO works well for some
but on the whole, it's not such a good idea.
