Sub, I can assure you the American male is alive and well- they're just
not living in HOAs- it's not even an option. As I mentioned before,
often, the only ones in the gulags with the courage to step up and
speak out are recent immigrants and minorities. The 'truly' wealthy,
more discriminating and used to getting their way, aren't going to put
up with getting run over by some CAI puppeteer or soft-fingered trade
lawyer.

It has been my observation the most lawlessness and abuse within HOAs
takes place in FL, TX, AZ and NV - home to a lot of retired corporate
managerial types, organizational man snow birds waiting to die, voting
a straight ticket and only concerned about themselves and pocket book
issues that might impact their pensions. In other words, it's an ideal
environment for political corruption and special interest politics to
thrive and survive.

The good news is: the Invisible Hand is at work. Consumers are
increasingly becoming aware of the hidden financial risks, not to
mention the intolerable quality of life in these communities and are
opting out in favor of non-HOA housing. Others, seeing the premium
non-HOA encumbered properties are commanding are exploring ways to
unwind, or dissolve the CAI dominated HOA housing scheme.

I realize a lot of this does not apply to condominium or townhouse
developments which are often the 'first' and 'last' home in the
apt-to-apt housing cycle. Interestingly, outside of California's hyper
real estate market, condominium projects under review during planning
commission meetings I have attended are often analyzed and discussed in
terms of 'apartment' projects, not as a bona fide, fee simple housing
product. It's really funny when during public comment some businessman
or adjacent homeowners asks, "What are you going to do about all the
noise and dope coming from those apartments?"
