Your cost of living will go up because the:

1 The board of directors will need insurance.

2 You may have to hire a management company to run the HOA
since the board you elect may not be qualified to run the HOA.

3 Your HOA may need an attorney to enforce certain of the actions of the
board.

4 You will need a certified public accountant to manage the HOA finances
and file tax returns with the IRS.

5 You may need to hire landscapers to care for common areas.

Homeowners will have to pay for these professional services in the form of
dues.
Before you revive your HOA get a estimate of how much each homowner will
have to pay every month in the form of HOA dues, the cost can be very high
and will go up every year due to inflation. If you revive your HOA you have
no
garentee they will not start making improvements or adding ammenties or
do other things that will bring about special assesments and you can end up
owing the HOA $20,000.00 for things you do not want.


Since you mentioned there was no active HOA for a number of years check your
CCR's to see if they have expired. Most of the CCR's i have seen have an
expiration
date at which time the HOA can be desolved or renewed. Maybe you do not have
a
active HOA because the CCR's have expired.
