Poor credit mortgage broker... Shhhh 01-26-2007
Just call a couple of brokers in the Yellow Pages. They are exposed to the
banks that lend to this sort of client.

I call two or three, and not tell any of them that you are talking to the
others. They will pull your credit, but since youa re shopping for a loan,
and the credit pulls are all within a couple of days (or hours), the credit
pulls will not be harmful. (One of the things that affect credit is the
denial of credit due to a credit pull. Mortgage credit pulls are looked at
differently than consumer credit pulls, so you can have credit activity that
does not indicate a denial, and therefore isn't a hit to your score.)

When you talk to the broker's loan officer, (and they pull credit) they have
to send you a disclosure of the rate and terms of the loan. Assuming you get
the same offer from each, the disclosure that has the best APR is the loan
that has the lowest cost.
