Do you have any money to put down? With good credit some banks will do
a 3 year balloon loan if your credit is good. These days it is all
about your credit score. I'm a Realtor and I've one banker I use in
all of my deals. He will do land with 20% to 25% down and good credit.

Generally as a rule I try to avoid private lenders and non-bank
affiliated mortgage brokers. I've had some very bad experiences with
them.
