We are re-locating through Sirva, and have had a couple Realtors out
to do a market analysis. The market conditions are not the best in
our area for sellers right now, and we don't expect to make much if
anything off our house (we are in Fort Worth, TX). One of the
Realtors came back with a suggested selling price that seemed very low
(it was actually about 20% less than we paid for the house new 5 years
ago, and 11% below the second Realtor's estimate). She also estimated
the house would take 180 days to sell, which also contradicted my
research.

I noticed in her report she identified many nearby homes with similar
square footage as comps, but the vast majority of the homes she
identified were in lower quality sub-divisions. Out of the 10-15
comps, there was 1 in our same sub-division, and one in a similar sub-
division. It is true, however, that most of the sold and for sale
houses in the area are in lower end sub-divisions.

Am I crazy, or is it wrong to do a market analysis without taking into
consideration the sub-division? Our home is a Continental Home, and
many of the comps were Centex and Fox and Jacobs Homes. Because I'm
of course biased toward wanting a higher price for my home, I'm
afraid to automatically discard this Realtor's analysis, which is why
I could really use an outsider's opinion.

Also, do Realtors that work with relocation companies ever inflate the
projected days on market? I've heard that relocation companies can
be hard to deal with when the house has been sitting on the market for
a while.
