I do not know that you can set a value. The value is what a willing
and able buyer is willing to pay and a willing and able seller is
willing to accept. In this case, the lot by itself next to a run
down house might have little or no real value. Then again, if
you need that lot to make the fixer-upper work, then that lot
now becomes the king pin of the deal, and might be worth more
than the sun and moon combined. If the seller knows that you
need it, they will likely hold out for a king's ransom.
