Yeah, that arrangement was not uncommon last time I rented an
apartment.

To protect yourself, be specific about the requirements of getting
that month's rent back at the end, and see if you can find out from
former tenenats whether the landlord ever kept that deposit for flimsy
causes.

I never did this, but was lucky and never encountered some of the
landlords coworkers had told me horror stories about stuff.
