I've had two types of security deposits: The first is the First month's
cheque AND a 13th cheque to cover ANY damages during a 12 month rental
lease. If the place is okay then the 13th cheque was returned to me.

The second more common arrangement I've is the First and Last month of a
rental term are paid UPFRONT. That way the landlord is protected if you
ever skip out of town, at least for a month he or she is covered.

Generally 2 months rent is the standard no matter what format.
