Hi,
To survive, you must have savings to cover you for a few months of
living expenses. If you were to sell a property on your first day,
closing would still take at least 30 days (45-60 days is more like it).
If you work for a developer/home builder, they typically pay a draw
against future comissions, and some will have bennies. Also, you'll
want to quickly identify who your hottest prospects are, and qualify
them to make sure that they're able to purchase what they're looking
for. Then devote much time and attention to them, so your closing can
take place sooner than later. Make sure you're good at followup, and
track the progress of all loans to make sure there is no snag in
getting a loan commitment. Make relationships with Mortgage brokers
that are good, and refer them business. Network, attend functions with
other real estate/mortgage/title/investor professionals to expand your
sphere of influence...I could go on and on...
