I got 5 Proxies out of 403 mailed letters. I should point out that about
50% are rentals and I've used only unit addresses not actual owners
addresses from the list.
I wonder how many will actually attend today. Usual attendance is about
5 people. Even board got elected with less then 25% of vote.

Small claim vent a OK how ever I've no judgment yet. May be next week.
However, since I was suing Esq. Devine who is the president the judge
suggested that I should have sued the Association. Otherwise tis is
prima facie case so if he rules against me I'll sue the HOA.

That loon Devine submitted about 35 pages of Declaration and Trial
Brief. Same as I the judge was shocked.
Then he commited perjury by saying on the proof of service that he is
not a party to the action.
I've submitted judicial notice to that effect and was able to orally
present perjury to judge. So I don't know if judge will consider
perjury or if he will dismiss it as an error. Error is impossible to
argue because to make correction he would have to state that he is a
party to the action in which case there would not be valid service. In
any case it was a fraud on the court.
Actually I can publish my judicial notice.
