Ask your attorney who specializes in real estate. If you do not have
one, they're well worth the money.

I do not know what the definition of a warranty deed is or what
alternatives there are, but I have seen a warranty deed in all 5
closings I have been party to on single family homes in Illinois and
Texas USA.
