I just bought my first home a few weeks ago and I absolutely love it!
No more absentee landlords, delayed repairs, privacy intrusions, etc.
I finally am building equity and have a nice comfortable home to live
with my wife.

Keep in mind that it is a buyers market. Real estate agents like to
pretend it is not because they want to maintain the power they had when
the market was hot but do not let them. There are tons of houses for
sale and you are the one with the money so you are the boss (although
you will probably never get an agent to pay for repairs out of
pocket).

Take your time looking at properties and do your legwork. Investigate
the town, the property and the neighbors for important issues such as
tax rates, schools, zoning issues/deed restrictions, etc. Also go by
the house many times during the day and night listening for noise
problems, annoying neighbors, crime problems, etc.

I once rented a property on the water and the day after I signed the
lease the wind direction changed and the entire neighborhood smelled
like oil from a shipping terminal about a mile away on the river.
That smell ruined my time there but I was never told and I loved the
house so much I didnt do my legwork before moving in. Imagine if I
had paid top dollar for the place only to find this out after
closing! Anyway, good luck with your new home!!!
