I do not know which is best, but I've American Home Shield. It came
with my house.
The cover just about everything, including plumbing, HVAC, etc. The
biggest gotcha with this kind of warranty is that they will only
replace defective parts rather than replace an entire device. There is
usually a copay, in my case $45, which is certainly cheaper than a
typical service call by a licensed plumber, electrician, etc.
