Just because he has termites doesn't mean there is damage that must be
repaired. If termites are treated when they are first spotted, then
often there is no damage that is significant enough that it requires
repairing. In fact, to find the small amount of wood they have
damaged could require tearing apart a good bit of the house just to
get access. If a good inspection doesn't determine signigficant
damage, then all that needs to be done is treat the termites. And I
would definitely recommend having that done professionally. They
have the proper equipment, chemicals and experience and will offer a
maintenance program where for a small yearly fee, they will inspect
once a year and retreat for free if needed. Also, most states now
have disclosure laws, so when you go to sell the place someday, this
will likely have to be disclosed. I would rather be able to say that it
was done professionally by XYZ Co and be able to transfer the ongoing
guarantee, yearly program, etc.
