I'm a realtor but don't drive Mr and Mrs Jones around for three
weeks so they can see all of the by-owner signs. I do investment
properties throughout the state. It is a different business and my
clients are mostly experienced investors who use me to find deals for
them.

When someone wants to sell a house on their own, I unbundle the
services. I cannot look you in the eye and take 30 grand from you for
selling your house. I work hard but I'm not doing brain surgery.

I will put the house in MLS for them and recommend a spiff to the
selling agent. In a tight market with the right house, someone will be
glad to pick up a few thousand for showing the house.

I'll supervise the administrative part of the selling the house.
Inspections, mortgage, title, negotiations, review of contracts, etc.
Again, I do it for a fee not a percentage. I've an office assistant
that does most of the work.

Yes, its all about marketing as someone said. Find an agent like
myself who will sell you marketing services like cold cuts at the
deli.

They have someone to call with expertise and they save a lot of money.

Am I a saint? No not at all. I end up with a client who will invest
with me, recommend friends and family to me and sometimes come back to
me to help them find an investment to live in. Its just good business.

Realtors need a new business model. NAR isn't going to save the
business. Times change and the business changes. Look at all the
brokers who now recruit experienced agents for low flat fees on each
deal. No more having some useless leech on your back with their hand
on your wallet. I know, I'm holding back.
